Who
Are We?
The National Council
of Exchangors is a non-profit association of real estate agents
and brokers who emphasize broker-to-broker equity marketing in
a closed network on behalf of counseled clients. Providing and
promoting education in the field of real estate exchanging is
a major function of NCE. Individual members are located across
the country and are further associated in independent local marketing
groups. The association's members pride themselves on holding
the best interests of their clients above all other considerations,
while maintaining the highest ethical and professional standards.
In addition to its
emphasis on education, NCE provides a unique method of marketing
real property. Because of this special approach to marketing,
membership in NCE requires special training and/or experience
in the field of real estate exchanges. It also requires that members
determine the personal circumstances of each client. The member's
special focus on the needs of the client is referred to as client
counseling.
What
Do We Do?
The purpose of NCE
is to increase productivity of individual members. This purpose
is accomplished by providing its members with a forum for marketing
on a national level, as well as providing its member groups and
individual members with services, training, technical support,
promotional materials, group and client development programs,
and educational opportunities that lead directly to increased
production by the individual member.
Education
Basic
Seminars. NCE has developed a training
program to provide the necessary knowledge and skills to be successful
in the equity marketplace. Other instructors have also developed
basic qualifying courses, which have been approved by NCE. The
courses are two to four day seminars and are provided by experienced
real estate practitioners. Each instructor brings their own personal
history of exchanging to their course. Completion of the basic
course, or evidence of extensive experience in exchanging and
counseling, is required of all new NCE members.
Advanced Seminars.
NCE also promotes advanced seminars on exchange techniques, client
counseling, creative exchange and marketing formulas, working
with paper, how to profit from ever-changing technology, and study
of taxation.
Marketing
NCE sponsors national
marketing conferences that draw agents from across the country.
The conferences are open to all real estate licensees, but with
substantial cost savings offered to NCE members. National conferences
have been recently held in Las Vegas, Nevada, Laughlin, Nevada
and Orlando, Florida.
Public
Awareness
Through promotional
materials, members bring to the attention of real estate investors
across the country the opportunity to defer incomes taxes on capital
gains on their appreciated real property. Nationwide, each year,
NCE members are routinely responsible for saving their clients
millions of tax dollars. The NCE office often refers the public
to its members directly from phone inquiry to NCE.

NCE is very active
in promoting exchanging and its membership on the World Wide Web.

Does NCE act as an accommodator or qualified intermediary to facilitate
an exchange?
A. No, that
is not one of the functions of NCE. There are many very capable
for-profit companies that fill that role. NCE has no formal affiliation
with any such company. We've existed as an organization since
long before accommodators came into being. In fact, NCE was there
to lobby the United States Congress on behalf of the tax legislation
that formally recognized accommodator transactions as being tax-deferred.
Q. How do
you market properties to create exchange transactions?
A. At NCE
national marketing sessions brokers and agents from across the
country assemble to present their client's property and situation
to the other licensees in attendance. The emphasis of the meeting
is on creation of opportunities for real estate exchanges through
various methods of presenting pertinent information. Of special
note, the meetings are designed to provide each agent presenting
information, the assistance of an experienced moderator. NCE utilizes
powerful custom computer assistance to find multi party exchange
transactions at its national conferences.
Q. What types
of transactions can I expect at such a meeting?
A. While
the emphasis is on exchange transactions, the properties, concepts,
and member cooperation at the meetings stimulate all types of
transactions including sales, leases, financing, and the creation
of joint ventures and partnerships. The types of properties involved
span the full spectrum of real estate.
